We have spent fifteen years working on tenanted property in London, and we know that a repair in a managed flat is not the same job as a repair in an owner-occupied house. There are three people to keep informed instead of one, the tenant is the person who has to be at home, and the landlord wants to know what was wrong before they approve the bill.

So we work the way agencies ask us to work.

Account terms

If you send us work regularly we invoice the agency monthly rather than asking your tenant for a card at the door.

Prices agreed up front

You work from our published rates. No agency surcharge, no hourly creep, and any part is quoted for your approval before it is ordered.

We book with the tenant

Give us the tenant's name and number and we arrange access directly, then confirm the appointment back to you. You are not the switchboard.

Findings in writing

After every visit you get a plain note of what was wrong, what was done and what it cost — enough for a landlord to approve without a phone call, and enough for your file if there is a deposit dispute later.

Repair before replace

Where a machine can be economically repaired we will say so, and where it cannot we will say that too. It is cheaper for your landlord and it is the honest answer.

Vetted and insured

100SISI Limited is a Checkatrade member and is VAT registered. Certificates are available for your contractor records on request.

How a job runs

1. You send the job. Email us the property address, the tenant's contact details, the appliance and what the tenant has reported.

2. We book it in. We contact the tenant, agree a time, and confirm the appointment to you.

3. We diagnose and quote. The engineer finds the fault on site. If the repair is within the published rate, we get on with it. If a part or a larger sum is involved, we come back to you for approval first.

4. You get the paperwork. The invoice and the note of findings come to the agency, on account if you have one.
